HOW WE WORK.
My previous experience in Building Design and Project Management allows me to provide services in a step by step approach. This allows my clients to be flexible with their needs, and take a staged approach to their projects, allowing them the time to ensure the solutions suit their needs and that all options have been considered.
My Interiors experience allows for a holistic approach to the overall scheme and gives my clients the option of a full suite of services or just the tasks they need help with.

1. Initial design and Consultation
Are you managing your own project, but just need some help getting over a few hurdles?

Virtual Design meeting 1.5 – 2.0 hours
Via Zoom or Skype we can discuss your project in detail including your ideas, issues, options, concerns, needs. You’ll get on the spot advice as may be required, such as general design advice, planning advice, approval options and recommended consultants, finishes options, materials, and furniture etc, depending on your needs.

Optional sketch planning, furniture pricing and site specific approval advice etc available post meeting and upon request depending on the nature of your project.
On Site Meeting – 2.0 hours
A 2-hour site meeting to discuss your project in detail including your ideas, issues, options, concerns, needs. You’ll get on the spot advice as may be required, such as general design advice, planning advice, approval option and recommended consultants, finishes options, materials, and furniture etc, depending on your needs.

Optional sketch planning with initial ideas and spatial analysis depending on what stage your project is up to.
2. Project planning, concept design and general approval advice
You already have plans drawn up for your project but need some initial planning and approval advice?

You want a to do extensions, but don’t want to get a DA, you want to explore the Complying Development Certificate approval pathway options?
OR
You are thinking about doing an extension, but you want to know how much the design, planning and approval phases will cost and how to jump through all of the hoops?
OR
You’ve had an initial design consultation with Project 39 and want to move things forward a step at a time?
Project 39 can assist with the design of your extension or renovation as well as finding the right approach and the best team to move your project forward.
Whilst all projects are unique, the design approach for all of our projects is the same – we start with the not-so basic fundamental essentials of natural light, space and proportion, privacy, context and most importantly, function. We like to apply an ordered approach to our spatial planning to offer architectural solutions that are simplistic in form yet functional, allowing the homeowner to personalise the space and update as the heart desires.
We have over 20 years of experience with managing projects through the sometimes tricky and costly Council approval stages. We can provide advice on the documentation costs for your Development Application or Complying Development Certificate and source the most cost-effective consultants, saving you time and money. We provide an overview of the requirements, the expected timing and costs so you know up front what’s ahead, making the process more streamlined and less stressful.
Design services include general renovation and refurbishment, re-design, extensions, new kitchens and bathrooms and custom joinery for example, across the Residential, Commercial and Hospitality sectors.
3. detailed design, da/cc documentation
You already have some sketches and concepts prepared, but need more developed drawings?

Your plans are drawn up, but you need other documents for the DA/CDC?

You already have your plans, but want to make a few changes?

You need some help sourcing and finding suitable consultants to help you with your DA package?

You’ve completed the Project planning, concept design and general approval advice stage with project 39 and want to move your project forward a step at a time
Once we have completed the concept design for your project and established the best Authority approval pathway, along with the best consultant team, we can move on to detailed design and DA/CDC documentation. During this phase we develop the concept plans into more detailed drawings and prepare all the required documents for Council/Private Certifier approval.
Project 39 can look after your entire DA/CDC process, or just the parts you can’t look after yourself. You can pick and choose your project team. If you have a preferred Architect for example, Project 39 can create the rest of the project team with you and your Architect in mind. We can source, brief and obtain quotes from the most suitable consultants and manage the documentation process, including coordination and prepare the DA or CDC application.
4. da/cd/ccc management
You’ve done a great job so far with lodging your DA/CDC, but you’ve hit a hurdle and need some help pushing it through?
OR
You’ve got everything in order, all documents are done, but you need some help to manage the DA/CDC lodgement and approval process?
OR
You’ve completed the Detailed design, DA/CDC documentation phase with project 39 and want to move your project forward a step at a time.
Once we have completed all the required documentation for your project, we can fill out all the paperwork, collate the documentation, and lodge the application for you. While the application is being assessed, we can liaise with the relevant authority, update you on progress, prepare responses to any further additional information required, answer queries etc.
5. interior design, furniture and styling
Your DA/CDC is lodged, and you want to start thinking about your interiors, finishes, colours, new furniture?

You are proposing to do some internal renovation works, so approval is not required, and want help with your interiors, finishes, colours, new furniture?
OR
You are looking to install a new kitchen or bathroom and want to redesign a few things to improve functionality and provide more space? And explore more modern finishes?

You want a new sofa, dining table, outdoor setting, artwork, lighting etc for your home and need help sourcing affordable pieces?
We find that most clients these days know what they want but just need someone to help them put it all together and assist with sourcing some new quality pieces.
